From the roof to the drain line to the light switch, we handle the repairs that keep rental properties leasable, so you make one call instead of coordinating a half-dozen trades.

Move-out to rent-ready on a schedule you can plan around. We walk the unit, send a scoped estimate, and complete the full turn, including paint, patch, fixtures, hardware, caulk, and a final clean-up.

Send us the list and consider it handled. Door hangs, drywall patches, texture matching, trim, caulk, doorstops, blinds, smoke detectors: the small items that add up to a tenant's first impression.

Leaky faucets, running toilets, slow drains, supply lines, disposals, shutoff valves and fixture replacements.

Missing or damaged shingles, pipe boots, flashing, small leaks and storm damage patched before they become a ceiling repair.
Outlets, switches, GFCIs, light fixtures, ceiling fans, smoke and CO detectors, doorbells and the small electrical items on every turn and inspection report.
Clean lines, durable finishes, and color-matched touch-ups for walls, trim, doors, siding and decks.
Doors, locks, screens, caulking, weather-stripping, gutters, and the everyday items tenants call about.
Siding and trim repair, porch and step fixes, pressure washing and the exterior details that photograph well in a listing.
You need a repair team that shows up, communicates, documents, and bills cleanly. That is how our whole company is set up.
Send the work order or walk us through the unit. You get a line-item estimate you can approve or forward to an owner, typically within 24 to 48 hours.
Lockbox, smart-lock code, or a scheduled tenant window. We confirm arrival, respect notice requirements, and leave the unit secured.
Every invoice includes before-and-after photos so you can close the work order and answer owner questions without a second site visit.
W-9, certificate of insurance and license details available for your vendor file or portal. Ask about Net terms for recurring accounts.
Email, text, portal assignment, or the form below. Include the address and what you need done; we'll confirm access details by phone.
We assess on site or from your photos and send a line-item estimate with a realistic completion window.
Scheduled around tenant notice or vacancy, with arrival confirmation and a secured unit when we leave.
Before-and-after photos attached to a clean, itemized invoice so you can close the ticket and bill the owner.
Every turn starts from this checklist. We add or remove items based on the move-out walk-through, and the estimate shows exactly which lines are in scope.
Have your own make-ready standard? Send it over and we will quote to your checklist instead, so every unit in your portfolio turns the same way.
"A vacant unit costs you every day. Our job is to give it back to you better and on time." The Stateline Home Services teamStart with one unit
Stateline Home Services is a family-owned repair and maintenance company serving Chattanooga and the Hamilton County communities around it, on the Tennessee side of the state line. We built the business on property work: turns between tenants, punch lists before a closing, and the steady stream of small repairs that keep a rental portfolio healthy.
We are licensed, bonded and insured, and we keep our team tight on purpose. You get a dedicated point of contact for your portfolio, the crew that scopes the job is the crew that completes it, and every unit is held to the same written standard, so the quality is consistent from one property to the next.
Property managers keep calling us back for the same reasons: we answer the phone, we hit the dates we commit to, and every invoice comes with the photos to prove the work was done.

Either. Most relationships start with one unit or one repair. If the work and communication are good, the rest tends to follow.
Your choice: lockbox or smart-lock code for vacant units, or a scheduled window coordinated with the tenant for occupied ones. We confirm when we arrive and when we leave, and the unit is always locked behind us.
Yes. Request the vendor packet above and we will send the W-9, COI and license details, including naming your company as additional insured if your agreement requires it.
We focus on repairs, turns and maintenance. Full re-roofs, major re-pipes, HVAC, panel upgrades and new electrical circuits are referred to licensed specialty trades we trust, and we are happy to coordinate when it is part of a larger turn.
Itemized invoices with before-and-after photos, emailed on completion. We can bill per work order or per property, and Net terms are available for established management accounts.
